If you’re looking to buy a home, you’re probably wondering what would be better: a small house or half of a semi-detached house. What advantages and disadvantages does each of these solutions have? What type of property is worth buying?

The most popular solution, namely a small detached house

A small detached house is the solution most often chosen by Poles. The biggest advantage is privacy and freedom of garden arrangement. In small houses there is usually a large terrace, which is an element of the garden. Another advantage is the privacy and functionality of the space. However, this solution also has a disadvantage, namely the cost of construction and maintenance. These costs are much lower in semi-detached houses

Semi-detached house – not a very popular solution

Semi-detached houses are mostly built in big cities where everysquare meter of land is important. This type of house is also built on narrow and long plots where there is a problem with maintaining the distance from the border specified in the Regulation of the Minister of Infrastructure of 12 April 2002.

A twin house is the best solution if the house is to be built for a multi-generational family. Thanks to that, the space can be used in an optimum way while preserving privacy for each family. For many people, the neighbor “behind the wall” is the main disadvantage of this solution, but it can be turned into an advantage.

The presence of a neighbor increases safety, e.g. during a holiday trip. A smaller plot often means less work, e.g. less lawn to mow. For many people, living in a semi-detached house also means strengthening neighbourly bonds and spending time together

Naturally, many people do not like it, which is why in such situations it is recommended to use the rooms by a common wall for interiors that are rarely used, e.g. a drying room, a pantry. This way you can eliminate this disadvantage of a semi-detached house.

Comparison of costs of a detached house and a semi-detached house

The cost of building a small detached house is comparable to the cost of building half of a twin house of the same size. By building a twin, you can reduce the costs associated with the installation of windows and insulation and elevation (one wall is common). There is a big difference in the price of purchasing a plot of land. To build a semi-detached house, you only need one plot of about 10 acres.

To build two small detached houses, you need a fairly large plot of land (depending on the Land Use Plan, it can be as large as 20 acres). If the plot is long and narrow, the best solution is to build a semi-detached house. In this way you can make full use of the plot.

What to choose: a small house or a semi-detached house?

There is no clear answer to this question, because each choice has its advantages and disadvantages. Before making a decision, you should take into account several factors:

  • personal preferences,
  • age and fitness of residents,
  • financial possibilities,
  • needs in the future.

The purchase price of a semi-detached house is much lower than a small detached house, because semi-detached houses have a small plot of land.
